WHAT ARE THE PRE-CONSTRUCTION PROCESSES?

The pre-construction process is a crucial phase in any construction project. At DRAMS Architects and Construction, we understand the importance of this phase and strive to make it as seamless and efficient as possible for our clients.

One of the first steps in the pre-construction process is providing as-built documents with high-end reality capture scanners. This helps to create a detailed, accurate representation of the existing conditions on the site, which is essential for the design process.

Next, we gather all necessary information such as zoning information, land survey, and geotechnical soil report. This helps us to understand any potential challenges or limitations that may impact the project.

Once we have all of this information, we begin the architectural design process. We work closely with our clients to understand their vision and preferences, and we collaborate with them to choose the final design.

During this time, we also begin working on the architectural construction documents and onboard and coordinate other consultants such as structural and MEP (mechanical, electrical, and plumbing) engineers. This ensures that all aspects of the project are properly accounted for and that everything runs smoothly.

Once all of the necessary documents have been compiled, we merge them and fill out the permit application. This application is then submitted to the governmental municipal for review.

If there are any comments or revisions needed, we work with the municipal staff to make the necessary changes and resubmit the documents. Once everything has been approved, we can begin the construction process.
