To support smooth and successful entitlement processes, we are seeking experienced zoning professionals to join our extended consulting network.
About the Role
We are looking for a California-based Zoning & Planning Review Consultant with in-depth knowledge of zoning regulations, land use planning, and development policies, especially related to park and public space integration. This is a project-based consulting role that involves conducting pre-submission plan reviews to help ensure that proposed projects are aligned with local zoning codes and development standards before submission to the city.
The candidate must currently be employed by or have recent experience in a California city planning department.
Key Responsibilities
Review zoning and planning submissions prior to formal city submission for code compliance and alignment with local development standards
Provide expert guidance on zoning adjustments, variances, entitlements, and special approvals
Assess project designs for land use compatibility, environmental impact, and open space/park development integration
Identify potential issues that could delay approval and provide actionable feedback to design teams
Ensure project alignment with General Plans, Specific Plans, CEQA, and other local planning policies
Consult with internal teams on entitlement strategies and jurisdictional requirements
What We’re Looking For
Currently employed by or with prior experience working in a California city planning department
Deep knowledge of zoning codes, land use planning, variances, and entitlement processes
Experience reviewing residential, commercial, or mixed-use projects
Familiarity with park planning, environmental regulations, and CEQA compliance is a plus
Excellent communication and planning documentation skills
Based in California and actively involved in city-level planning work
